What’s Included in a CP12?

After the engineer has run through those gas safety checks, they can issue a CP12 certificate for the next 12 months, that should include these following details:

  • The print name, ID number and signature of your Gas Safe registered engineer.
  • Date the inspection took place.
  • The landlord or letting agent’s Name and address.
  • Engineer's verification of thorough completion of the check, in compliance with legislation.
  • Description and specific location of each tested equipment and its details.
  • Any issues found and the work needed to solve them.
  • Your property address.
  • A date for the next scheduled gas safety check.

If you have new tenants moving in soon, it's advisable to schedule a CP12 appointment promptly.
New tenants are legally entitled to receive a copy of the CP12 within 28 days of moving in.
